Keys99 lists new residential projects using information provided by developers, agents and other sources. We are not the seller or the developer, and we do not own the projects you see here. These terms explain what that means for you.

1. Acceptance

By using keys99.com you agree to these terms. If you do not agree, please do not use the site. These terms are a binding agreement between you and [COMPANY LEGAL NAME], registered at [REGISTERED ADDRESS], India.

2. What Keys99 is, and is not

Keys99 is an online platform where home buyers can discover residential projects and get in touch with the people selling them.

We are not a party to any transaction. We do not sell any property, we do not hold your money, and any booking, payment or agreement you make is between you and the developer or seller. 3. Eligibility

You must be at least 18 and able to enter into a binding contract under the Indian Contract Act, 1872.

4. Enquiries

When you send an enquiry, you agree that we, the agent assigned to the project and the project's developer may contact you about it by phone, WhatsApp or email, as described in our Privacy Policy. Please give accurate contact details and send enquiries only for yourself.

5. Accounts and listings

Where the site lets you create an account or submit a listing:

  • Give accurate details, keep them current, and keep your password to yourself. You are responsible for what happens under your account.
  • Only list a property you own or are authorised to list, with details that are accurate to the best of your knowledge, photographs you have the right to use, and a valid RERA registration number where the law requires one.
  • Listings are reviewed before they appear publicly. We may decline, edit or remove any listing at our discretion. Review is not verification, as the next section explains.

6. Accuracy of information

Project information comes from developers, agents and other sources. We do not independently inspect properties, survey measurements, confirm ownership or title, or validate RERA registration numbers against the regulator's records.

Prices, availability, configurations and possession dates change, and information can go out of date. Labels such as "RERA" on the site mean that a registration number was provided, not that we have verified it, and nothing on the site is a warranty of title, measurement, legal standing or fitness.

Before you pay any money or sign anything, carry out your own due diligence: visit the project, examine the title documents, check the RERA registration on the official state portal (for Maharashtra, MahaRERA), and take independent legal and financial advice.

7. What you may not do

  • Send false enquiries, or enquiries in someone else's name.
  • Post false, misleading or fraudulent information.
  • Harvest contact details for marketing, or scrape the site by automated means.
  • Attempt to breach the site's security, or access data that is not yours.
  • Upload anything unlawful, defamatory, obscene, or that infringes someone's rights.
  • Impersonate another person, business or developer.
  • Use the site in a way that breaks any applicable Indian law, including RERA.

8. Intellectual property

The Keys99 name, logo, design and site content belong to [COMPANY LEGAL NAME]. You may not copy or reuse them without written permission. Project names, logos and images may belong to their developers.

If you upload content, you keep ownership of it and grant us a non-exclusive, royalty-free licence to host, display and distribute it for the purpose of operating and promoting Keys99.

9. Limitation of liability

The site is provided "as is". To the maximum extent Indian law allows, we are not liable for:

  • The accuracy, completeness or legality of any project information.
  • The conduct of any developer, seller, agent or other user, on the site or off it.
  • Any loss arising from a transaction you enter into with a developer or seller.
  • Indirect or consequential loss, including lost profit or lost opportunity.
  • Interruption, downtime or data loss.

Where liability cannot be excluded, it is limited to [AMOUNT, e.g. ₹X].

10. Indemnity

You agree to indemnify Keys99 against claims, losses and reasonable legal costs arising from your use of the site, content you submit, or your breach of these terms or of any law.

11. Suspension and termination

We may restrict your access to the site, and remove content you submitted, if you breach these terms, if we suspect fraud, or if we are required to by law.

12. Governing law and jurisdiction

These terms are governed by the laws of India. The courts at [CITY], [STATE] have exclusive jurisdiction over any dispute.
