How buying with a home loan works
- Choose a project. Compare new projects on Keys99 by location, configuration, price and possession date, and check each project's RERA registration.
- Check your eligibility. Banks look at your income, existing EMIs, age and credit score. Most keep your total EMIs within about half of your monthly income.
- Get the loan sanctioned. Submit your documents to the bank. Once it approves you and the project, it issues a sanction letter with the loan amount, rate and tenure.
- Book and sign. Pay the booking amount from your own funds and sign the agreement for sale with the developer.
- Disbursement. For an under-construction project, the bank pays the developer in stages as construction progresses. For a ready home, it pays in one go.

- Aadhaar card, passport or voter ID

- Salary slips for the last 3 months
- Form 16 or ITR for the last 2 years
- Bank statements for the last 6 months
Income: self-employed
- ITR with computation for the last 2–3 years
- Audited profit and loss and balance sheet
- Business proof and bank statements for 12 months
Property
- Agreement for sale or allotment letter
- Project's RERA registration details
- Approved building plan and title documents (often provided by the developer)

Home loan questions
How much of the property price can I borrow?
Under RBI rules, banks can lend up to 90% of the property value for loans up to ₹30 lakh, up to 80% for loans between ₹30 lakh and ₹75 lakh, and up to 75% above ₹75 lakh. The rest, plus stamp duty and registration, is your down payment.
Can I get a home loan for an under-construction project?
Yes. Banks lend for under-construction projects and release the money to the developer in stages as construction progresses. Many banks pre-approve RERA-registered projects, which makes the process faster.
Is stamp duty and registration included in the loan?
Usually not. Banks lend against the property's agreement value, so plan to pay stamp duty and registration charges from your own funds.
Do I get tax benefits on a home loan?
Under the old income tax regime, you can claim a deduction on principal repayment under Section 80C and on interest under Section 24(b), within the limits set each year. Check with a tax adviser for your situation.
